1. arrival / departure

Arrival and departure can be arranged flexibly on the booking days. Arrival and departure times are determined in advance. Departure must take place on the day of departure by 12:00 noon at the latest. Exceeding the departure time by more than 30 minutes will result in the charging of an additional overnight stay.

Should the tenant fail to appear by 10.00 p.m. on the day of arrival, the contract shall be deemed to have been terminated after a period of 48 hours without notification to the landlord. The landlord or his representative may then freely dispose of the property. A (pro rata) refund of the rent due to early departure will not be made as a matter of principle.

2. special requests and ancillary agreements

are possible in principle. They require written confirmation by the landlord. Pets are generally not permitted.

3. payment

The rental contract becomes valid upon receipt of the down payment to the landlord's account. The down payment of 30% of the rental amount is due within seven days after receipt of the booking documents. After the deposit has been paid, payment of the remaining amount is due no later than 1 day before the start of the holiday.

In addition, a deposit of 250€ is due at the beginning of the rental period, which is payable with the payment of the remaining amount 1 day before departure. The deposit will be refunded 7 days after departure at the latest.

The landlord reserves the right to settle any damages caused by the tenant with the deposit. The tenant agrees that subsequent claims arising from these contractual relationships may be settled by deposit.

If the payment deadlines are not met, the lessor may withdraw from the contract. Non-payment shall be deemed to be a withdrawal and shall entitle the tenant to re-let the property.

Incidental costs for water, heating, electricity, internet access and waste are not charged. The rental price includes the one-time provision of bed linen, dish towels, hand towels and shower towels at the beginning of the rental period.

If required, the tenant can also use the washing machine and dryer in the common utility room.

4 Withdrawal

You can withdraw from the contract at any time. The withdrawal must be made in writing or by e-mail.

In the event of withdrawal, you are obliged to compensate us for the damage incurred:

from the day of the booking confirmation by the landlord up to the 7th day before the start of the rental period, no compensation is payable

from the 6th day until the 1st day before the start of the rental period, the amount of the deposit will be retained.

In the event of cancellation on the day of commencement of the rental period, the full price of the holiday must be paid. The date of receipt of your cancellation notice counts in each case. Amounts already paid will be offset.
You can provide a substitute person who will take over your contract under the above-mentioned conditions. A written notification is sufficient.

5. obligations of the tenant

Defects and damages already detected upon arrival must be reported immediately to the property management, otherwise the tenant is liable for these damages. A reasonable period of time must be allowed for the rectification of damage and defects. Claims arising from complaints which are not reported immediately on site are excluded. Complaints which are only received by the landlord at the end of the stay or after leaving the holiday home are also excluded from compensation.

Likewise, no liability is accepted in the event of unforeseeable or unavoidable circumstances such as official orders, sudden construction sites or disturbances due to natural or local conditions. However, the landlord is happy to assist in rectifying the problems (insofar as this is possible).
